Our Let Only Service Includes

This service is suitable for Landlords who wish to manage the property themselves, we ensure that the Occupation Contract is set-up to current regulation.

  • Dedicated Lettings Manager

  • Property appraisal and rental valuation

  • Marketing & Advertising on our Website, and other portals, including social media pages

  • Accompanied viewings

  • Negotiations with prospective occupants

  • Full credit check and referencing

  • Landlord and employment checks

  • Preparation of full inventory of property and contents (written and photographic)

  • Preparation of the Occupation Contract

  • Receive and register the security deposit with the Deposit Protection Service

  • Arrange any legal requirements to let the property

  • Advise the utility companies of a change in liability (including local authority)

  • Collect the first months rent and make payment to Landlord

  • Provide the contract holder with Landlord contact details and future payment details

  • Check the contract holder in to the property

FULL MANAGEMENT SERVICE

Our full management service includes all of the above services, plus:

  • We will be the first port of call for all contract holder communication

  • Conduct periodic inspections of the property

  • Arrange annual Gas Safety certificates

  • Arrange Electrical Inspection Condition Report (EICR) 

  • Arrange EPC's on renewal date

  • Arrange for all maintenance and repairs to be carried out

  • Make payments to contractors from rent received

  • Annual rent reviews

  • Securely store and keep access keys to the property

  • Carry out a check out inspection at the end of the contract

  • Service of Legal notices (RHW FORMS)
